The building of the new South Island Headquarters for Farmlands consists of 3,600m² of open plan office, meeting spaces, staff cafeteria, library, reception, and landscaped outdoor space for staff.

A lump-sum fixed-priced, two-staged office fit-out; including kitchen facilities, nine skylights providing natural lighting, landscaping, reception area, Autex wall lined meeting rooms, library area and a large open-plan office area.

Southbase achieved both original handover dates of accelerated programmes with mitigating actions put in place, to ensure the building was fully functional within the required time frame for both separable portions. Once the first stage was live it was crucial that all IT, data, and phone line systems stayed operational as this was the support office for all South Island stores and credit card users.

Both stages of the fit-out were completed working in a live office environment, with approximately 300 staff working in Stage 1. Southbase had programmed that the majority of loud, disruptive works required for Stage 2 were completed before the client moved into Stage 1; this required early morning and night shifts programmed to avoid client disruption. Both stages were completed behind a temporary fire rated hoarding and the unveiling of Stage 2 for the client was literally like pulling back the curtains on opening night.

The Southbase responsive approach ensured success, with constant communication and facilitation being key to handing over the building to a happy client, who felt that all their concerns were acknowledged and solutions provided throughout both stages.

A key element to operating around the live environment was that Southbase had to constantly maintain all Farmland’s specialist services, due to the fact that all Farmland transactions across the South Island were processed via the operating systems located within the building we refurbished.

Southbase had to complete all remedial works to this building to ensure the base building was fit-for-purpose for the modern office space. These included; roofing repairs, fire upgrades, services upgrades, interior upgrades, exterior doors & entrance ways.
