Drawing on past experience working with the Ministry of Education, Southbase were able to successfully deliver this project, optimising pace and construction quality.
Construction during a live environment necessitated astute planning and effective ongoing communication with the school and Ministry in order to ultimately create a valuable community asset and educational facility.
Challenges and Solutions
Undertaking this redevelopment in an operational school environment provided many challenges. Careful planning and staging was required to ensure an efficient schedule that did not compromise the safety or functionality of the working school.
This commitment necessitated the planning and execution of eight separate handovers and eight different Certificates for Public Use. Southbase worked closely with the school to integrate new and refurbishment construction zones and to protect the operational requirements of the school.
The new buildings were designed to IL3 and were constructed using structural steel and timber framing, with cladding in the form of cedar, and fibre cement sheeting topped with Kingspan roofing. The value engineering and co-ordination of all of these elements delivered significant cost efficiencies required to realise the project for the school and its community.
