This iconic development in central Christchurch was challenging on a number of fronts. Its high profile site surrounded by other tenanted buildings, along with the scale and ambitious timeframes of the construction, demanded agility, tenacity and technical skill from the entire Southbase Project Team.
Southbase initiated proactive engagement and communication with the Client, Council, and surrounding and prospective tenants throughout the project to ensure an optimal build process and successful build outcome.
What has been delivered is a staged development that has truly set the benchmark for commercial construction in the CBD.
Challenges and Solutions
Situated on a very constrained site in the CBD, this project required extensive planning and co-ordination to ensure traffic, health and safety and environmental concerns were monitored, mitigated and managed throughout the project phases.
Southbase engaged regularly with the City Council, surrounding tenants and the Client to maintain high levels of communication and understanding regarding project schedules, work and impacts. This ongoing consultation was essential to ensure that all surrounding businesses were aware of construction undertakings and that contingencies were activated to protect access and activity around the wider commercial community.
Early engagement from Southbase’s sub-contractor network brought considerable savings and efficiencies, enabling the Southbase Estimating Team to review all tenders for compliance and certainty to deliver against the Scope of Works.
Overall, three separate handover programmes were developed and managed by Southbase in order to integrate 40 staged handovers for individual tenants. This necessitated ongoing reporting with the Client and considerable dialogue with tenants to manage specific fit-out requirements that were incorporated into construction programmes.
