Overview

Southbase successfully delivered an architecturally designed iconic building in a fast tracked construction timeframe that sets a benchmark for seismic design and sustainability.  The Scope of Works covered all design, construction and integrated tenant fit-out phases.

Initially appointed at the concept and feasibility stage of this six-level mixed use commercial building, Southbase partnered with the Client to select a consultant Design Team, participating in all design phases and consent stages, including negotiation in tenant MCHF and SHF packages, programme and budgets.

Challenges and Solutions

Southbase worked with the Design Team and Client to develop innovative solutions to ensure the delivery of the project in an efficient manner without compromising quality of output or integrity of design.

The structure comprised a concrete basement supporting a base-isolated, lightweight steel structure above. In order to keep the weight of the building down, Southbase introduced the use of GRC panels to the Western elevation and recommended the installation of a lightweight fully insulated roof, allowing for cost savings in the basement design.

The focus during the design phases was to ensure a whole-of-life approach was taken when assessing capital cost against OPEX budgets. This is evidenced through initiatives such as the angle placement of each of the façade glass fins on the Cambridge Terrace and Gloucester Street frontages to avoid excessive solar gain to each of the floor areas. Assessment of the building performance against the NABERS rating tool was ongoing during the commission and maintenance period.

Seismic design recommendations included the placement of Triple Pendulum Bearings to the basement columns. Southbase worked with the Design Engineer and Fabricator during early design stages, leading to the successful installation of the bearings.
